Outlays are third-party costs paid on your behalf — such as Land Register dues and search fees. These are in addition to our legal fee and VAT.

In certain circumstances, additional fees may be required. These are always discussed with you before any additional work is carried out.
Where a property requires registration in the Land Register for the first time (new builds, or older properties not yet registered), or Help to Buy ISA / Shared Equity Schemes.
An additional fee of £150 per gifted depositor, which includes a verify search to confirm the source of gifted funds.
Where funds come from multiple accounts or there are multiple gifted depositors, an additional fee of £250 + VAT applies for the additional due diligence required.
An admin fee of £30 applies where your lender instructs us via the LMS panel management system.
Where a problem is discovered after moving in and prolonged negotiations are required to resolve a title defect, a fee of £200 + VAT applies.
Where a client submits and withdraws multiple offers, a fee of £100 per withdrawal applies after the first.

MM Legal Mackinlay & Suttie are not tax specialists. New rules require CGT submissions within 30 days of a sale. We do not submit CGT submissions nor deal with reclaims of ADS. Please consult a tax adviser for these matters.
We are not on many lenders' panels. We have an arrangement with another solicitor firm to deal with all aspects of your mortgage. Their fees are deducted from your quoted fee and are not charged to you — except where separate representation with Mellicks, Gilson Gray and McKendrick Wilson applies, where their fees are additional to our own.
Our fees are estimates and may vary with the amount of legal work required. Any variance will be discussed with you before the work is carried out. In the event additional work is required, this will always be agreed with you in advance.
Lands and Buildings Transaction Tax (LBTT) and Additional Dwelling Supplement (ADS) are calculated based on your purchase price and circumstances. We will advise you of the amounts applicable to your transaction, though we are not tax advisers.
